BALCONY WATERPROOFING

Balconies are one of the most common sources of water leaks and when not properly waterproofed can lead to a multitude of problems – the biggest problem being that most balcony waterproofing products can’t withstand movement and cracks in the substrate, water damage from balconies can cause extensive water damage to interiors especially a balcony located above other rooms in a property, resulting in damp, peeling or bubbling paint and other structural problems that can be costly to fix.

Balcony Waterproofing Done The Right Way

Balcony Seal Systems (Balcony Waterproofing) or Balcony Wraps as we like to call them are installed using Elevate RubberGard EPDM, one of the most versatile products on the market.  The EPDM membranes are wide and long resulting in little, if no seams to minimise risk and with our Balcony Waterproofing System 50 year life expectancy your balcony is likely to outlive your building.

Balcony Waterproofing, if not correctly executed, can result in recurring problems and significant damage to your property.  With hundreds of installations under our belt factoring in location, accessibility and environment, and using the appropriate, high quality materials and techniques, our Balcony Waterproofing System will guarantee your balcony will not leak again.

Other benefits of using RubberGard EPDM for your Balcony Waterproofing System are:

  • Tiling, screeding and painting with acrylic paint is not a problem.
  • No maintenance required – ever!
  • Zero degree slopes are no problem i.e. EPDM can withstand pooling water.
  • The membrane is designed to withstand high UV.
  • No fire or heat is used in adhering membrane to roofs or balcony.
  • RubberGardTM is fire retardant and eco-friendly!
  • Light weight on roof – only 1.5kg/m2.
  • RubberGardTM can withstand moving buildings and building cracks – elongation of more than 300%.

Product warranty up to 15 years – no maintenance.

Warning signs that your balcony or the walls and ceilings below and around your balcony may be leaking include:

  • Paint bubbling or flaking
  • Damp, musty odours
  • Excessive mould growth
  • Rust stains or spots
  • Cracks

Where leaks or water damage has already started to occur, either due to lack of waterproofing or as a result of waterproofing failure on your balcony LabWorks Elevate Rubberguard EPDM Balcony Waterproofing System is the  answer to your waterproofing woes.

FLAT ROOF WATERPROOFING

Commercial, Industrial & Residential Flat Roof Waterproofing

Flat roofs can be a cost effective solution to building design and whilst the old adage of ‘flat roofs leak’ may have applied back in the day, this is no longer the case. Labworks Elevate RubberGard™ EPDM is engineered to seal commercial, industrial and residential flat and low slope roofing applications for new and existing buildings.

Elevate RubberGard™ EPDM is the membrane of choice in many countries on account of its ability to stretch, reduce the number of joints required, ease and speed of application, protection against UV and it’s cost effectiveness. In addition, EPDM flat roof waterproofing systems can be applied over existing, failed waterproofing, is eco-friendly, recyclable, insulates your roof, requires no maintenance and is easy to apply.

An appealing feature is that we can cover your flat roof with minimal seams. Our EDPM is supplied in large rolls – our EPDM is supplied in rolls of up to 15m wide x 30m long (450m²). Our popular rolls are 6m wide x 30m long membranes (180m²). This flexibility in the size of the membrane enables the project team to select a size of membrane that will reduce the number of seams on the roof, which is typically time-consuming and an important element of any installation. Additionally, it is a naturally elastic material, with over 300% elongation

Other key advantages of EPDM as a flat roof waterproofing material:

  • No fire to torch
  • No electricity needed
  • Chemically sealed with a special bonding adhesive to wood or masonry
  • EPDM is a naturally elastic material with superior flexibility and durability
  • Flagship quality is the exception detail work that goes with the system using Firestone Form Flash.
  • Can be applied to wood or masonry
  • RubberGard™ EPDM membrane is eco-friendly and recyclable and has been certified by the Singapore Green Labelling Scheme (SGLS)
  • LabWorks Flat Roof Waterproofing System leads the race in the market

EPDM is an extremely strong and resilient roofing system that has in excess of 50 years life expectancy when installed and maintained correctly – ideal for all your waterproofing needs.

PAST PROJECTS

Building IN CaPE TOWN CBD

This building’s flat roof has a lightweight screed as the structure would not accept anything heavier upon it. LabWorks was awarded the job of sealing this roof. You can see the builders joining two seams with adhesive below. LabWorks used 6m wide, 30m long EPDM membrane, minimising seams, which can pose the risk of water ingress.

CAMPS BAY HOUSE

LabWorks sealed this roof with EPDM which was loose laid, stabilised and protected with stone aggregate on top of a protective geo-textile layer. The ballast system offers the advantage of a cooler roof in summer and a warmer roof in winter, at a lower initial installation cost to the landlord!

BOX GUTTER WATERPROOFING

Waterproofing a Box Gutter

Box Gutter Waterproofing is specialised. More than 90% of commercial/industrial Roofs have Box gutters that are designed to redistribute water away from roofs. Most commercial landlords experience the complete opposite.  Blocked gutters can pool water in gutters causing them to rust and allow water to ingress. Water leaks destroy masonry compositing  and building structure.  Leaks from Box Gutters are known to destroy product or work environment that is under the roof. This can cause thousands of rands damage to building and even interrupt work flow.

Over all the most cost affective long term waterproof solution is our flagship LabWorks Gutter Wrap System using Elevate RubberGard EPDM.  LabWorks has laid 7.5km of gutter in our South African market thus far – with incredibly results and extremely satisfied customers.

The system allows us to save the landlord money. Some benefits of Rain Gutter Waterproofing:

  • No need to replace the existing gutter – simply line the gutter with LabWorks Elevate RubberGard EPDM
  • No seems – Larger rubber sizes (6m x 30m) which allows you to line gutters 30 meters long without a seam
  • Easy to apply – all you need is a silicon roller, LabWorks EPDM Rubber
  • Safe to apply – unlike bituminous membrane TPO no torch on, flame or hot air required. The EPDM is adhered to the gutter.
  • Membrane can mould to the gutter shape easy because of the flexibility of the rubber.
  • LabWorks EPDM is totally water resistant and can with stand pooling of water.
  • LabWorks EPDM has stretch so it can withstand gutter movement at the joins (in excess of 300%)
  • It most outstanding feature is that is UV resistant and needs no protection layer hence no maintenance cost to the landlord
  • Gutter inlet and outlet pipes are catered for in the flexible system. Often a big area of water ingress with competitive competitive products
  • The system allows for aluminium termination bars (with allow nails and watermastic) should the EPDM need to be secured against an up stand wall or similar.
  • The system allows for wooden gutters too.
  • Damage could easily be repaired should it be necessary.
  • LabWorks offers training and distributes customised sizes to the Landlord, architect, engineer and contractor.

CONCRETE FOUNDATION WATERPROOFING

Now architects can ‘wrap’ their foundations with LabWorks Concrete Foundation Waterproofing Wall Seal System!

‘Do it right the first time’ is almost a cliché, but when it comes to waterproofing concrete, not doing it right the first time can have disastrous results. Pretty much the worst thing that can happen to a residential or commercial building is a foundation problem. Foundations are made of reinforced concrete, which is not waterproof and it also comes with cracks – having to fix a foundation issue will mean going through a very expensive and protracted intervention – so ‘get it right the first time’! For this reason aligning yourself with a reputable waterproofing company that supply specialised waterproofing material is a good idea.

LabWorks Elevate RubberGard™ EPDM highly flexible membranes come in large, single rolls they can easily be adhered to foundations to stop ground water from penetrating the foundation and building structure.

Benefits of Concrete Foundation Waterproofing

Additional benefits of using LabWorks Foundation Wall Seal System include:

  • EPDM rubber membrane is highly elastic and will accommodate excessive stretching and building movements without a problem.
  • EPDM membranes will not tear, crack or split! They can, in fact, stretch in excess of 300% without damage.
  • EPDM rubber concrete foundation waterproofing systems allow the substrate underneath it to breath. These products are vapour permeable, meaning any existing moisture or dampness can escape, while the membrane retains its ability to remain fully waterproof against the elements.
  • EPDM membrane may be laid over asphalt, cement or other materials, by first laying a sheet of ‘Bidem’ to protect it from the original material.
Elevate RubberGard™ EPDM is fire resistant.
  • EDPM is unaffected by extreme temperatures.
  • EPDM is the most environmentally friendly concrete foundation waterproofing product on the market, as it is recyclable, using less volatiles in its manufacture than most other products, coupled with its very low usage of global resources.

Concrete proof that LabWorks Elevate Rubbergard™ EPDM foundation wall seal system is the way to go!

SOLAR ROOF WATERPROOFING

Our Solar Roof Waterproofing outlasts the actual Solar Panel

This where our system shines. Most solar roof waterproofing on solar panels fails.  The industry is struggling to find a system that

  • Can match the warranty of Solar Power Panels.  In fact our system can outlive the life of the solar system
  • Until now there has been limited practical solutions that can secure water around the solar panel legs, brackets  or penetrations in an effective watertight manner. LabWorks Solar Seal System solves this problem giving the landlord, engineer or architect peace of mind that their roof won’t leak.

PARKING DECK WATERPROOFING

Parking deck waterproofing is perhaps one of the most challenging processes in waterproofing and apart from its primary purpose of preventing water ingress, a parking deck waterproofing process must also take into account the wear and tear it will encounter by natural forces, vehicles and pedestrian traffic.  Parking decks must be durable, resilient, elastic, skid resistant, and aesthetically designed – capable of withstanding long term use.

LabWorks is the sole importer and distributor of Elevate RubberGard™ EPDM in South Africa ensuring quality waterproofing products that are durable, easy to apply and environmentally friendly, for use in commercial and residential buildings.

Benefits of Parking Deck Waterproofing

Other benefits of using LabWorks Elevate RubberGard™ EPDM for waterproofing your parking deck includes:

  • EPDM membrane may be laid over asphalt and old bitumen
  • Resistant to water, heat and frost
  • Easy to apply
  • Resistant to root penetration
  • Highly flexible – will not tear, split or crack
  • EPDM is fire resistant
  • EPDM is the most environmentally friendly waterproofing product on the market, as it is recyclable.

FAQs

EPDM Rubber Roof?

A rubber membrane that is available in rolls measuring 3m, 6m or 9m wide & 30m long, which can either be loose laid or fully adhered, to flat roofs of various substrates, with a lifestyle expectancy of 50 years.

What lifespan should be expected from such a material?

With an integral UV protector in its manufacture, it has been proven to last in excess of 50 years, through a range of climatic conditions, including rain & snow, below freezing, to the hottest, ultraviolet laden sun.

How is it applied?

Applying EPDM is a simple process, employing a specially formulated contact adhesive & sealants, to lay over a flat roof or other surface & once adhered, smoothed out to ensure a crease & bubble free finish

How can we be sure of the lifespan of ePDM?

Over more than 50 years, EPDM has been manufactured to a special blend of environmentally friendly materials, including UV inhibitors, which has been proven to last in excess of 50 years, under the most adverse conditions – successful where others have generally failed.

Do you need to protect an EPDM covered Substrate?

One of the benefits of EPDM, is that it does not require protection from the elements, which saves on on-costs over the years. This is unlike similar competitive products which a Silvakote or similar every 2-3 years to maintain the warranty and protect the membrane from the sun.  However, should one prefer a coloured aesthetic finish, there is no reason that it shouldn’t be coated with an acrylic-based paint.

What about use on pitched roofs?

There is absolutely no reason why it should not work as well on pitched roofs. In fact it presents a very sensible option to waterproofing, with the ability to cover the existing roof cladding, without having to reroof, be it metal, tile, or whatever, & it will be particularly effective, due to the pitch enabling even greater water management.

What would an EPDM roof cost?

This total installation cost will depend on the amount of detail required to waterproof.  Size of roof & the number of water outlets or other penetrations, such as water &/r air-conditioning pipes, are a variables that can attribute the total installation cost.   However, we would like to assess each situation on it’s merits, so we can estimate the least expensive price to assist our clients – so please get contact us at +27824151694 so we can discuss your project.

Can one apply EPDM over asphalt or other substrates?

Each project has its own merits however in general, EPDM membrane may be laid over asphalt or other materials, by first laying a sheet of ‘Bidem’ to protect it from the original material.

Can one tile over EPDM?

No problem; simply lay a screed of cement over the protected EPDM, ensure is a ‘fall’ in the substrate to allow water to efficiently drain to the outlets and tile’.  We do this all the time and this feature sets us apart from most waterproofing membranes in the market.

Is EPDM Eco-friendly?

A rubber membrane that is available in rolls measuring 3m, 6m or 9m wide & 30m long, which can either be loose laid or fully adhered, to flat roofs of various substrates, with a lifestyle expectancy of 50 years.

What is an EPDM Green Roof?

Due to the ever increasing concern for the environment, green roofs are becoming a regular part of our landscape. The RubberGard EPDM membrane has successfully passed the FLL test for root penetration resistance in green roofs. It is an ideal membrane for combination with extensive green roof systems using lightweight and low maintenance sedum vegetation.

The ecological benefits of a green roof system are numerous:

  • Reduction of the urban heat island effect
  • Reduction of energy costs
  • Stormwater management
  • New habitats for plants and animals
  • Improved air quality
  • Reduction of noise pollution

Combine this with a Solar System solution, will be the ultimate in saving energy costs and reduction of carbon emissions – click here to find your eco-friendly solution or Green Roofing System

Can I combine your EPDM roofing solution with a Solar Power Installation?

A resounding yes. See how we did this here in an installation we did in the leafy suburbs of Noordhoek in Cape Town – see Waterproof Lab Facebook Page for video showing how we do it.

What benefits does EPDM have compared with other waterproofing membranes?

It has many benefits, which are listed in our ‘Benefits & Gains’ brochure.

Can I install an EPDM rubber waterproofing membrane in wet weather?

It is always best to allow the substrate to dry before applying the membrane, as it is important to ensure that the bond between the membrane & the surface is not compromised.

What tools would I need to install EPDM?

For best results, you will require a measuring tape, a chalk line, a pair of scissors, a paint brush & a rubber roller.

Is EPDM Membrane Traffic able?

EPDM is tough, flexible & resilient to foot traffic. Unlike most other waterproofing membranes, one of Waterproof Lab’s EPDM roofing systems main benefit is that it is also very easily & quickly repaired in the event of accidental damage ; simply cut a patch, apply a primer and Formflash patchto the damaged area, allow to dry & stick the patch down – & wallah! you once again have an uncompromised waterproof roof/deck! See video for explanation

Largest size of EPDM rubber membrane available?

We currently import rolls of EPDM, measuring 6m wide x 30m long x 1.14mm thick, thus effectively giving access to a square area of 180m2. We can get bigger sizes too but imagine covering 180m2 with now seams!
NB: Detailed instructions as to the application procedures of our EPDM, appear in our website, as do videos of the full application procedure. Click here to access the information
